All plans are easily modified to suit your particular needs. The current plan list includes: The Kildare, 480 sf The Bayside/Rustico, 670/750 sf The Victoria, 820 sf The Montgomery, 860 sf The Wellington, 1010 sf All Bayside cottages are available in "weather-tight" or "complete" packages. In either case, the cottages are built with exceptional quality and attention to detail and are certain to provide you with years of comfort and enjoyment. The Weather-Tight Package A weather-tight cottage includes all labor and material to complete the following: Concrete pads and posts as required Carry beams and floor joists covered with floor sheathing Framing of exterior and interior walls Sheathing, vinyl siding, and asphalt shingles Single-hung windows and steel insulated exterior doors Verandas and rails as shown The Complete Package A complete cottage includes all labor and material to complete the following: Weather-tight as detailed above Insulation Vapor barrier (R-12 walls and R-20 ceiling) Tongue-and-groove pine and/or gyproc on interior surfaces Painted interior doors Natural pine baseboards and trim Plumbing, including: one-piece fiberglass tub, single kitchen sink, Moen faucets or equivalent, American Standard or equivalent bathroom sink and toilet, and a 30-gallon hot water tank Electricity, including electric baseboard heating, outlets, and fixture installation (light fixtures are not included) Birch or oak kitchen cupboards Natural or paint finish as required Options and Extras Because some construction details vary from site to site and preferences vary from client to client, the following items are not included in the price.
